Maintenance Plans

Relentless Cooling & Heating LLC offers the following optimum service agreement:

$210 Including Fall heating service and Spring air conditioning service.

(15% discount on parts under maintenance agreement.)

Fall Service includes:

(Heating) 

  • Check, clean or replace filter(s)*
  • Clean blower wheel and housing
  • Clean electrical connections
  • Heat Pump-check refrigerant levels and Defrost controls
  • Clean and adjust burners
  • Check and clean combustion air chamber
  • Clean heat exchanger and pilot assembly
  • Lubricate motors as required
  • Check and calibrate thermostat(s)
  • Check, adjust or replace Belt
  • Maintenance supplies
  • No Overtime Charges
  • Emergency Service

Spring Service includes:

(Air Conditioning) 

  • Clean condenser coil
  • Check, clean and replace filter(s)*
  • Clean electrical connections
  • Inspect and/or clean condensate drain
  • Inspect safety controls
  • Check refrigerant charge
  • Lubricate motors
  • Check amperage draws
  • Check and calibrate thermostat(s)
  • Check condenser fan motor(s)
  • Check relays and capacitors
  • Check temperature referential
  • Maintenance supplies
  • Emergency Service
  • No Overtime Charges

PMA includes one free 1" pleated filter per unit. If system has a media filter there will be an extra charge if the customer would like us to provide the filter.

Terms and Conditions

  1. This agreement is by and between “Relentless Cooling & Heating LLC” and Client. This agreement contains the entire agreement between the parties, and no rights are created in favor of either party other than as specified or expressly contemplated in this lease.
  2. The Client agrees to operate and maintain the equipment covered by this agreement in accordance with the manufacturers guidelines of operation.
  3. Relentless Cooling & Heating LLC shall provide all the materials and labor to perform the schedule maintenance outlined in this Agreement on page titled Services Covered.
  4.  Planned and routine maintenance services provided for under this agreement will be performed during
    normal business hours. The Client will provide and permit reasonable access to all equipment. Relentless Cooling & Heating LLC will be allowed to start and stop equipment as necessary to perform its services and be permitted use of existing facilities and building services.
  5. This agreement does not cover any repairs or maintenance not specifically covered by this agreement. Relentless Cooling & Heating LLC will obtain written authorization for any repairs or maintenance not covered by this agreement before the work is performed. Except that while performing scheduled maintenance it is determined that if any unit is low on Freon. Relentless Cooling & Heating LLC shall add Freon to bring the unit up to the correct amount. Freon will be billed to the Client at $155.00
    (410A) or $425.00 (R22) per pound used.
  6. Repairs necessitated by fire, flood, act of God, act of war, abuse or the improper use of equipment listed will be sole responsibility of the Client.
  7. Neither party to this agreement shall hold the other party responsible for any indirect or consequential damage of a commercial nature such as, but not limited to, loss of revenue or loss of any equipment or facilities.
  8. Relentless Cooling & Heating LLC maximum liability based upon any claim or cause action shall not exceed the annual amount of this agreement.
  9. Relentless Cooling & Heating LLC is not responsible for the removal, disposal or cost of any hazardous materials or MOLD. If Relentless Cooling & Heating LLC encounters asbestos, polychlorinated biphenyl (PCB) or any other hazardous substance on site. Relentless Cooling & Heating LLC will stop work and immediately report to the owner or the owner’s representative. Relentless Cooling & Heating LLC will not resume work in the affected area until the asbestos, PCB’s or other hazardous substances have been removed or otherwise controlled so that it does not pose a health or safety threat.
  10. The Client will be billed in advance on a quarterly basis in the amount described on page one of this agreement. Invoices are due upon receipt and will be considered past due thirty (30) days from the invoice date. Relentless Cooling & Heating LLC reserves the right to discontinue service at any time payment terms have not been met. Relentless Cooling & Heating LLC will not be held responsible for any indirect or
    consequential damage of an commercial nature such as, but not limited to, loss of revenue or loss of use of any equipment as result of suspension of service due to non-payment.

  13. Notice Provision: All notices must be given in writing to the other party via the United Postal System.
  14. The Law of the State of Texas shall govern the interpretation, validity, performance and enforcement of this agreement. Venue of any action under this lease shall be in the county in which rentals are due.
